TERMS AND CONDITIONS 1. The monthly rent quoted shall be exclusive of all Municipal and any other Taxes, levies, etc. Electricity charges and water charges shall be payable by the licensee. 2. The initial period of occupation shall be for 3 years with provision for extension for another 3 years with mutual consent. 3. All cabins / partitions are to be constructed by the licensee without altering the structure. 4. Separate security arrangement shall have to be made by the licensee. 5. All hired vehicles shall be parked outside the compound. 6. A security deposit equivalent to 3 months’ license fee has to be paid in advance. 7. The highest bidder shall be considered for allotment of space, provided the rate is reasonable. 8. The licensee shall execute a suitable agreement for a minimum period of 3 (THREE) years. 9. The agreement can be terminated by MTNL anytime without assigning any reason by giving 3 months prior notice. 10. The house keeping shall be the responsibility of the licensee for the area in their possession. . Rent will be enhanced after 3 years depending on the prevailing market conditions. However, minimum enhancement will be 15% after 3 years, if agreement is renewed. 12. In case of BEST power failure / load shedding, it is the responsibility of the licensee to make his own arrangement. 13. Furnishing of accommodation will be carried out by the licensee only. 14. Separate meter for the water to be arranged by the licensee. 15. Separate Electricity connection to be taken by bidder from M/s. BEST in his name. 16. Offers from the bidders will be processed separately and independently for each floor. 17. For each floor, the licensee should give separate offer by submitting individual proforma. 18. Offer will be based on carpet area only. 19. Part Occupation of the same floor by different parties will not be considered. Bidder should apply for full floor only, viz. either 7th floor fully or 8th floor fully or both floors. 20. The licensee shall furnish a declaration that they will not use the premises for any activities prohibited by law. 21. The successful bidder will have to take Telecommunication facility from MTNL.
